As one of the last available sections in Prestons this site leant itself perfectly for a Northwest aspect. 

The brief was to design a healthy low maintenance, energy efficient family home while also keeping to a budget with build cost and ongoing running costs.

We show how it is possible to gain these results within the constraints of a subdivision while also proving that a high-quality finish and performance doesn’t have to cost the earth. 

At 185m2 including a double garage the clever design of this house utilises every inch leaving no wasted space as a 3 Bedroom 2-bathroom home. 

The vaulted ceilings in the living area add a sense of luxury while giving the illusion of greater space. 

A Rib raftfoundation was included even though it was not necessary to provide extra resilience in the event of earthquakes. This also provided insulation. 

Working up to the framing which was upgraded to 140mm wide framing to provide extra insulation but also adds to the strength of the house. 

The Gib fix corner system was also used which allowed for insulation to be installed continuously around the external frames. 

Insulation was also placed in between the lintels to limit thermal bridging. 

A rigid air barrier was used on the external walls to minimise air movement and to maximise the insulation properties and to also add extra bracing. 

Along with the thicker wall insulation a double layer of R3.2 Ceiling insulation provides a far superior insulation envelope. 

Along with all of the Aluminium joinery scoring 5.5 stars on the Weers rating being thermally broken and including high performance Low e glass and Argon filled spacer the Large North facing doors allow for maximum sun in winter, superb indoor outdoor flow and a removable shade sail will provide protection from excess heat gain in the Summer. 

The hot water is heated via an air to water outdoor heat pump hot water cylinder. 

The home is heated by a fully ducted heat pump which also has an integrated balanced air heat recovery ventilation system. 

All round this house has achieved a very high insulation level which will provide a healthy, warm and dry home all at a reasonable price as per the brief.
