Following the Christchurch earthquakes, the site at 160 Bridle Path Road was identified as being within a mass movement area and additionally at risk of rockfall. The client brief was to rebuild a single story high performance home with a modest footprint. The foundation was specifically engineered as a complex mix of piles, plywood bracing and steel ties to deal with this movement. The risk of rockfall was dealt with via a rockfall catchment area and the presence of 140mm LVL walls.

The house features a 140mm thick LVL Welhaus wall panel system. This panel system is prefabricated into panels from 12mm Plywood and 140mm LVL framing, craned onto site to speed up onsite construction. The walls are a two-part insulated system of 140mm main framing and a 45mm services cavity to prevent services in the main insulation layer. This two-part system allows for an additional 95mm of insulation compared with traditional framing. 

The house also features high performance vapour check and airtightness membranes to enhance the thermal insulation in the roof and walls. Furthermore the presence of these helps to protect the from moisture entering through the walls and into the insulation and interior environment. This is complimented further by a balanced ventilation system to maintain a healthy interior environment.


Cross laminated timber panels (CLT) were utilised for both roof (in part) and floor construction. CLT panels were selected for there structural spanning, thermal insulating properties and quick and easy assembly on site. 90mm PIR insulation above the CLT roof panels provides a super insulated roof.


The windows are uPVC European style windows with five insulating air chambers which were selected for their outstanding thermal performance. The windows are recessed into the warm part of the wall providing 20%-30% better performance to eliminate thermal bridging and prevent condensation forming on the interior side of the glass.
